One of the earliest buildings of the 15th century town of Wells-next-the-Sea, Laylands was originally built as an Inn and enjoys views over a conservation area. Beautifully renovated for modern living, the house boasts secluded front and rear gardens.

Swathed in rich history, Laylands was built to accommodate drovers from the north travelling to move their livestock to the continent by boat. The old settle where the drovers sat to enjoy their ale still features in the corner of the property. Curated over three floors, this detached property is situated proudly in an elevated position allowing stunning views over a protected conversation area.

The ground floor comprises of a large barn style kitchen, offering range cooker and ample work top space, an adjacent dining area hosting generous wooden table with seating for ten guests and a mezzanine family sitting area complete with television and Chesterfield sofa, from where a utility room can be accessed along with a wet room. A wooden staircase leads from the mezzanine family area up to bedroom three with a super-king size zip and link bed. Also on the ground floor is the light and spacious sitting room with its inglenook fireplace and with wood burning stove; along with a cosy snug with an electric wood burning stove effect fire set in a large inglenook fireplace, additional seating and a few books and games for little ones.

Two principle bedrooms are situated on the first floor. The first bedroom hosts a contemporary wooden king-size sleigh bed, and is served by a spacious en-suite bathroom featuring Victorian style bath and walk-in shower. A super-king size bed is offered in the second bedroom on this floor, which is served by an en-suite bathroom featuring a bath with shower over.

Bedrooms four and five are situated on the second floor. Both bedrooms offer a set of twin single beds that can be converted into super-king beds on request. These bedrooms share a walk-in shower room.

Outside, the enclosed ample south-facing rear garden boasts a delightful terrace with seating for al fresco dining. Mature fruit trees and lawned area make this the perfect spot for gathering under the sun, long into warm summer evenings. Off street parking for four cars is available.

This exquisite property is situated a mere five-minute walk from Wells harbour. Famous for white sand dunes and iconic colourful beach huts, reach Wells beach via a fifteen-minute walk through captivating pine woods.

Please note that bedroom three accessed via a wooden staircase from the mezzanine family area, although private, does not have a door and is more suitable for older children and adults.

The owner provides a welcome hamper containing Nespresso coffee pods, herbal tea, a bottle of wine, popcorn, shortbread, biscuits, elderflower cordial, jam along with a kitchen supply of tea, coffee and sugar.
