Parties or large gatherings are not allowed at the property, and breach of this condition may result in eviction without a refund. Quiet hours are enforced from 22:00 until 08:00, and the use of nitrous oxide (laughing gas) and drugs is prohibited on the premises.

Guests must be over 25 years old to book the property, and the number of guests allowed is restricted to the booking amount. Visitors are allowed as agreed with the host, but there are restrictions on car access to the driveway after 10pm, as well as rules against candles, walking with shoes on the carpet, wearing high heels on wooden floors, and carrying food to bedrooms. Guests are also reminded not to burn the house, and if they are unable to abide by these conditions, they are advised to cancel their booking for a full refund.
